Project Description

The goal of this 50,000 sf LEED Platinum project was to bring a 32-year-old interior space into the 21st century, while providing a timeless design that is tailored for one of the most prestigious developers in the global market. This LEED Platinum project saved over $1.7 million worth of millwork to be diverted from the landfill and 63% of the non-structural elements were kept. The dark, closed off lobby was opened up to the exterior and double height spaces were created to open up the plan and take advantage of the unique exterior façade treatment and impressive views that feature 12 visible buildings from the 17 that Hines has developed in downtown, Houston.

Much of the original space was kept intact and renovated. The cherished original millwork was preserved and altered to allow much more natural light to penetrate the common hallways as well as new, clerestory glass in the offices. The project is branded with Hines’ mission and vision statements throughout the plan as well as large images of Hines skyscrapers that act as wayfinding. Project elements include a large, state-of-the-art boardroom, additional meeting spaces, and a large micro-tile display system in the lobby.
